Buying a property in Spain is one of the largest financial decisions most people will ever make. While a property may look attractive during a viewing, many important aspects remain hidden beneath the surface.

BuySafe.es offers independent property inspections designed to give buyers a clearer understanding of the condition of a property before committing to the purchase.

Depending on your needs, we offer three different inspection options and other services.

Property Assessment

A Property Assessment is intended for buyers who would like an experienced second opinion without commissioning a full technical inspection.

During the visit, one of our experienced inspectors walks through the entire property together with you (or on your behalf) and performs a visual assessment of the overall condition.

This service focuses on identifying visible concerns, maintenance issues and potential warning signs that may deserve further investigation.
The inspection is primarily visual and non-invasive. No dismantling or destructive testing is carried out.

Our inspector makes notes throughout the visit and discusses important observations with the client.

This service is ideal for buyers who want professional guidance before deciding whether a property deserves a more detailed technical inspection

Technical building inspections

For buyers who require a much more comprehensive evaluation, BuySafe.es offers a complete Technical Building Inspection.
This inspection follows a structured inspection protocol developed specifically for Spanish properties and is considerably more detailed than a standard viewing.

Every accessible part of the property is examined systematically and documented using our own inspection forms.
Depending on the property, the inspection includes every possible part of the property that may be subject to wear, deteriation, lack of maintenance, or in any other way might be costly if in need of repair, renovation or repairs.

Where possible, and if requested, measurements may also be taken, including dimensions of rooms, ceiling heights, wall thicknesses (where measurable), slopes, and other relevant building characteristics.
A large number of photographs are usually taken to document the property’s condition.

After the inspection, the findings are compiled into a detailed inspection report describing the observed condition of the property and highlighting any significant issues identified during the inspection.

Electrical systems inspection

Electrical problems are not always visible during a property viewing, yet they can be among the most expensive and potentially dangerous issues a buyer may face.

Our Electrical Inspection goes far beyond simply opening the consumer unit. We assess the overall condition of the installation, looking for signs of ageing, poor workmanship, previous alterations and anything that may affect the safety, reliability or future usability of the system.

We also evaluate whether the installation is likely to meet the demands of modern living. A system that was perfectly adequate thirty years ago may struggle with today’s air conditioning, swimming pool equipment, electric water heaters, induction cooking and other high-power appliances.

Where possible, we carry out practical measurements to help identify hidden problems that cannot always be seen with the naked eye. We explain our findings in clear language and highlight any issues that could result in safety risks, unexpected repair costs or future limitations.

Our aim is to give you confidence that the electrical installation is suitable for the property you are buying, or to identify concerns before they become your responsibility.

Property viewings

Not every buyer is able to travel to Spain for every property viewing, and not every viewing provides enough time to ask the right questions.

Through BuySafe.es, an experienced independent property professional can accompany you during a viewing or attend on your behalf. Their role is not to sell the property, but to provide an objective opinion and help you see beyond the first impression.

Drawing on extensive experience with Spanish properties and the local buying process, they know which questions to ask, which details deserve closer attention and which warning signs should never be overlooked. During the viewing, they also carry out a practical visual assessment of the property’s overall condition, helping to identify potential concerns at an early stage.

Whether you are visiting the property yourself or relying on someone to represent your interests, our goal is the same: to provide independent observations, practical advice and greater confidence before you decide whether to take the next step.

Property measurements

Some buyers, architects and contractors require accurate measurements of a property before planning renovations or preparing quotations.
BuySafe.es is developing an additional measurement service that will allow complete properties to be measured in detail.

These measurements may later be converted into professional digital floor plans suitable for renovation planning, interior design or construction projects.

Measurements may include plot measurements, building size, doors and windows, ceiling heights, wall thicknesses and more.

This service is currently under development.

Important notification:

Although our inspections are carried out carefully and professionally, no visual inspection can guarantee that every defect will be discovered. Some defects are concealed behind walls, floors, ceilings or finishes and cannot reasonably be identified without invasive investigation.

Our inspections are therefore based on the condition of the property at the time of the inspection and
on those parts of the property that are accessible for visual examination.

The inspection report represents our professional opinion based on the observations made during the
inspection. It should not be interpreted as a structural engineering report, legal opinion, guarantee or warranty.
Where necessary, we may recommend further investigation by a specialist before the purchase proceeds.
